With just a 15 minute walk into the centre of Southwold, Minsere Bird Sanctuary just 10 mins down the road by car, plus all the local beauty spots, Newlands is ideally placed. Visit the Adnams Brewery which is situated in the town or climb the local lighthouse, or just sit on the beach and take in the stunning sights.

Over the years we have built up an impressive list of customers that just keep returning year after year. We are a bed and breakfast guesthouse.

Newlands is an excellent guest house, just on the periphery of beautiful Southwold. It distinguishes itself well from the many other B&B and hotel offerings in the area with its well-proportioned pool, which is available for guests to use each day between 2pm and 8pm, as well as for early morning, pre-breakfast swims.
